Can You Coat a Cracked or Damaged Garage Floor?

Most Cracks Are Cosmetic, Not Structural

Hairline cracking from normal slab curing and minor seasonal soil movement is extremely common in North Texas, thanks to our expansive clay soil. In the vast majority of cases, these cracks are cosmetic — they don't affect the structural integrity of your garage, but they will telegraph straight through a coating if you paint over them without prep.

How We Repair Cracks Before Coating

We chase out each crack with a grinder to create a clean channel, then fill it with a semi-rigid or flexible polyurea crack filler depending on whether the crack is still moving seasonally. This lets the repair flex slightly with the slab instead of cracking again in the exact same spot.

When a Crack Needs More Than Filler

A few signs point to something beyond routine slab movement: cracks wider than a quarter inch, cracks with visible vertical offset (one side higher than the other), or cracks that run the full width of the slab and continue growing month over month. In those cases, we'll recommend a structural engineer's assessment before we coat — coating over a genuine foundation issue just hides the problem instead of solving it.

Oil Stains, Pitting, and Spalling

Deep oil staining, surface pitting, and spalling (flaking/crumbling concrete) all get addressed the same way: diamond grinding removes the compromised top layer, and any low spots get filled with a cementitious patch before coating goes down. This is why a real diamond-grind prep matters so much more than a quick acid-etch — an etch cleans the surface, a grind actually corrects it.
