The underlying process — moisture testing, diamond grinding, crack repair, coating — is the same either way, but what each garage needs before coating differs quite a bit.

New Construction: The Waiting Game

The most common mistake we see with new Southlake construction is homeowners wanting to coat the garage immediately after move-in. Slabs need a minimum 28-day cure, and we test moisture vapor emission on every job regardless of age — new concrete can actually hold more moisture than older, fully-cured concrete.

Established Homes: Addressing Years of Wear

Older Southlake estate garages typically carry a mix of oil staining, tire marks, and hairline cracking from nearly two decades of slab settling. None of that is disqualifying — it just means more diamond-grinding and crack-chasing time before coating, which we account for transparently in the estimate.

Motor Courts and Multi-Car Configurations

Choosing a System

For both new and established Southlake garages, we recommend a polyaspartic-topped system as the default — fast-curing, UV-stable, and built to flex with the region's expansive clay soil. Metallic finishes remain the most popular upgrade for showcase motor courts.
